Property tax and fidecomiso bills

I'm now just past the 1 year mark in the home I bought.  It was around this time last year that I went downtown to pay the property tax bill on the home, but it was given to me by the previous owner.   I'm not sure if it will arrive in the mail or I have to go downtown to get the bill.  Any other home owners here that have paid the property tax bill?

 

Same with the fidecomiso annual bill.  Do the banks send a bill, or do you have to go to the bank when it's due?

Ended up going to the Palcio Municipal to get the predial (property tax bill) a couple of weeks after posting this.  It was due end of January.  Visited Scotia Bank about the fidecomiso.  Not sure if it'll be mailed or not, but at least I know when it's due (not until Dec 2014).  Fee already increased from $550US/year to $580.

 

The fidecomiso imore than double the property tax ($262US/year).  I hope the legislative bill to make direct property ownership inside the restricted zone passes.  Owners are at the mercy of the banks on the fidecomisos.  I think in order to transfer the fidecomiso to a different trustee you would probably have to involve a notary, which ran over $2k US for the original purchase for me.  So the bank knows they have you by the heuvos on the fidecomiso charges, which are a boon to their bottom line.  A little bit of paper work to establish, then they bill you yearly for basically doing nothing.  Pure profit from that point on.
