Nows the time to rent in Rosarito

I just spent the last two days looking over rental properties in Rosarito. Properties such as San Antonio Del Mar have been reduced from over 1.2k to now 650 or 700 depending on the owner. Many of these are sitting empty. Some are still trying to rent for 1k or more but having no luck and the people that were paying that much have moved. One property that was being advertised was an is actually a hotel that they are trying to convert to long term living condo/apartments. They went from renting rooms at 100 dollars a night to asking 5-6 a month for monthy rentals. From what I saw and the manager telling me is occupancy is down more than 50 percent than last year and last year was a bad year. Other high end condo properties seem to be renting now instead of selling. From what I gathered by multiple sources Rosarito is trying to be self sufficient as they know their image is ruined and cannot depend on tourism anymore.

I would love to move into one of the beach communities. But the commute is too far. The other day talking to someone who lives in San Antonio Del Mar, he said the community is increasingly becoming Mexican Nationals who work in Baja. Over 50% now. It used to be all Gringo.

I see Rentals on CL from 800 to a thousand dollars for that same area. I was told the same thing rent is taking a dive down there no pun intended.

I moved from Cabo to Roarito this past November. Cabo got to expensive. I feel as safe here as I did in Cabo. I have no fears walking around Rosarito. I live downtown and really enjoy it. I am about 200 yards from the beach. Rent is much cheaper here and the people are much nicer. I do not think you have to be "Brave" to live here.

My fiancee just got a job in Rosarito and we're considering moving from Tijuana (Libertad) to Rosarito. Any recommendations on any houses for rent? The craigslist ads tend to be a little sketchy...

No I am not Garyn. I just moved here last November from Cabo. Our rents in our community run from 400.00 usd to 800.00 usd. I pay 450.00 for my small 2 bedroom, 1 bath with deck looking at ocean.

Just thought I'd update this thread with prices in Rosarito that we're seeing.
Pretty much any of the developments are hurting for business. They are indeed renting when they can't sell. My son right now is playing a unit at Brisas (3000 SF, VERY upscale with granite counter tops, stainless steel appliances and even a wine refrigerator - asking $1100 USD) against a unit at Rancho Del Mar (also 3000 SF, doesn't have the appliances but does have a small yard and a better house lay out for entertaining with a huge patio overlooking the ocean with outside plumbed bathroom, barbecue and sink (asking $1000 USD). He's offered $500 - $600 USD on each and he'll probably get one of them this week. (Our family has the kitchen appliances, so he really doesn't need to buy anything)
We've also been kicking around a biz opp potential. There are a LOT of scared Americans and Canadians who bought down in Rosarito just because it was real estate to buy and everybody was buying. Now they won't even come down to visit. The problem is that Mexico recognizes squatter's rights. So you need to be careful if you've abandoned or effectively abandoned a property. Someone else might move in and claim it! (It does take 5 years to do, though, but with this economy who knows what is going to happen) So David was also thinking about finding some owners and offering to stay in their house for NO CHARGE TO THEM so that it stayed safe and someone didn't take it away from them by squatting. Who knows? It might work.

Sounds like a good idea.

What an interesting story! I could see at a point in my life when I would have loved to have done that. If you're writing a book, this would be an ideal way to live while you're doing the work.

I have had a place in San Antonio del Mar for a number of years now. Some folks are still asking some ridiculously high rental rates but they are just sitting there. What are moving are the properties that are priced from $400 to 600 per month here. The face of the community is changing and that just is fine by me...
