I work part-time as a bilingual tour guide in Tj

yesterday I took a client looking at apartments

I saw a newly remodeled building on the far north end of Revoluccion (in the zona norte)

They are offering very very nice 1 bedroom fully furnished apartments with refrigerator, microwave, electrice counter top stove, south western style kitchen cupboards, dining room table, couch (with pullout bed), full size bed, closet, Blankets, sheets etc....

Rent $300

Deposit $300

Rent includes hot (very hot) and cold water

Cablemas is available to have installed with full tv services and cable internet service and phone for about $80 per month.

The building is called Michel.

Thanks for the tip. That is pretty good for a decent place in Centro.


It looks like the rents have gone down a little bit for decent places downtown. The housing bubble in a way sucks, but it sucked a lot worse when real estate prices were rising 2-4 times the rate of wages. The internal Mexican market outside of the tourist districts will probably see the same thing happen eventually. Real estate has been rising a lot faster than most people's wages here as well. There are already reports about a large number of people having trouble with INFONAVIT payments.

Everything will bottom out soon, and that will be the time to buy and get more house for your buck. smile.gif

I feel that a lot of places owners rent are almost literally garbage.
It also amazes me how many places I've seen that have gone unrented for seemingly forever because the high rent they want for what they offer.
I would think if the owner lowered the rent some, his place would be occupied sooner
with income being produced instead of a vacancy producing nothing for long periods of time.
Go figure :? Could be since I've never been a owner that I'm overlooking the reasons why. :oops: smile.gif

I get what you are getting at. Yes, it could cause flame wars and troll baiting. laugh.gif

Screening tenants helps. One of the best factors to look for is the ability to make a grammatical sentence.

Where I live is rather cheap for what I get, but the owner asked a ton of questions in a friendly and conversational way. That is a great way to weed out undesirables. (NO I am not referring to race or religion.)

He is referring to social stratas. But rents will be falling across the board soon anyway. The housing (and general economic) crash isn't getting any better soon, and Mexico may see something similar soon, as many infonavit loans are on shaky ground.

because rent is monthly income and believe me , when other rentals find out that NEW tennent is paying less than they are paying, they feel like they are getting scamed vevery time they write a rent check..

for social issues, please visit other forums relating to apartmemnt associations but my story is what i know from U.S. not tijuana...

from my experiences when economics turn south and demand goes up for rental units from ppl who owned homes before, the price of rental units goes up in lower rental areas...ie TIJUANA compare to SD area since tijuana has turn to a bedroom community for many professional who works in SD and sleeps in TJ.

I don't like to lower rent to rent a unit because the other tenants then feel like they are getting ripped off and most likely will move as a result

I also would rather lower rent on a unit than have it sitting for months and months

It is an economic tight rope to try and have as close to 100% occupancy as possible

Yes I am a landlord and have several houses and apartment buildings. (None of which am I advertising here. Yet!)

As the market goes down in the US...if that is where you own them....reduce them all at the same if necessary. In Mexico the same situation may come soon. The investor-manufactured infonavit boom will be over soon the same as the "everybody get rich quick with real estate in california boom" is now over in the US.

Prorate it evenly.

I am speaking from economic common sense. Yes there is manipulation in these markets. Don't always listen to the "financial experts" on Televisa, CNN, or Fox. Those are the same idiots that said the tech bubble would continue forever. Look at the numbers..how fast the prices are rising compared to wages....consumer and governmental debt loads, inflation, commodity booms from fiat money....etc. Judge for yourself. The data is freely available.

no matter what the price/infonavit issues/inflation/etc., i still find it insanely more inexpensive to live in tj, for example, than the USA-which is why i want to get a place there when i get back from l.a.
