Apartment Hunting close to Las Torres de Agua Caliente

Dear all,

I'm looking for a 2 bedrom apartment around the area mentioned above, Hipodromo, Chapultepec, Zona Rio, Las Palmas, etc. nothing fancy, just something safe and close to my new job.

I'm willing to spend no more the $350.00 for a 2 bedroom, 1 bath, living room, kitchen, safe parking on a safe area.

I'm looking ot move by the beggining of September.

If any of you guys knows or hear about something within my criteria please let me know..

I have rented from lorimar for over 3 years without any any trouble but you do have to pay commission and have a fiador or co-signer.

Is a "fiador" required for local mexico residents/citizens, or do they just require a fiador for foreigners/temp residents? or everyone?

It depends on the company. Most of the big companies require it for all foreigners. There are many that ask Mexican citizens for one too.

If you deal with a small firm or an individual many times that requirement isnīt asked for.

How can one verify the owner/manager of a particular apartment building, before handing over a deposit etc ie: a private owner with a lease. What particulars should be asked for...

For one, you always want a contract. If the owner appears to not want a contract (many times it is due to laziness), then one can be purchased at a paper store with blanks to fill in. This gives the owner the flexibility of determining the lease terms and such.

As far as verifying the owner, one easy way of figuring that out is by checking the name on the electric bill. If the owner isnīt signing the contract, it should be a representative of the owner, with such a situation being mentioned in the contract.

You can ask to see the title (escrituras) of the property too.

More than likely if the name matches the electric or the water bill, then that is the owner. Such isnīt so with other bills.

Well, I've been searching on those links that you guys posted and also on the Frontera and Mexicano webpages, but I haven't had an luck..

If you have a friend that speaks Spanish and that is familiarized with informal advertising in Tijuana, you can bring him or her with you to look around and contact the numbers that are on light posts and such..

What is it about this particular area that attracts you? In many cases there are other colonias that offer the same that are unknown to most people.

Honestly, I wouldnīt consider myself safer than El Lago than in Hipodromo. El Lago or Otay Universidad than Hipodromo. There are cheaper and more available places that are rather safe.

I am saying this from the "birds of a feather" perspective.

In San Diego one 800 dollar apartment complex or house can be a hell of a lot safer than another 800 dollar place. Compare City Heights in San Diego to western Chula Vista. The crime rate is at least double in City Heights than it is in western Chula Vista (E and F streest) than it would be in Encanto or City Heights.

The funny thing is that money doesnīt always guarantee security absolutely. Nor in Mexico. In Villa Fontana out in the "sticks" and far areas that are looked down upon, you will be bothered less than in Centro, 20 de Noviembre, Altamira, or oher more known areas.

Don't be excessively pickey over design or status. Pay attention to the people you see around. There are some expensive places in areas we would all consider bad.

Hipodromo and Chapultepec (as an example of an upper class areas considered secure) are rather safe places, but that doesnīt mean tha tthe top dollar areas always have the monopoly on security.

Actually, I have been bothered more in the more prestigous areas of Tijuana than many of the more prosperous locales.

Yea your best bet would be to drive around those areas because the good places seem to never advertise in papers or on the net. I found a 2/1 for 400 (same areas) after looking at a crappy apt that was advertised in frontera across the street for $350 I didnt like it bt maybe you would, its much bigger than the 1 I got but just not secure and clean enough for me.
every thing else I saw was 400+ , some were super crappy for the price, I agree you can probably find a nicer cheaper secure apt or well worth the price somewhere else. I guess you end up paying for location and convenience. I even saw some apts for 3-400 near centro, and were totally not worth it! Ive seen better in playas for 3-4nd Otay does have some deals too. Not speaking spanish looking for apartments, good luck its brainwreckin, I gave up and jst settled for the closest next best...
but Im sure I missed out on a few good ones... I like the area tho, cuts cab costs and time in traffic!

If you can go down there do that. Walk around and look for rent signs, ask everyone-almost everyone knows someone who rents a house or apt. Iasked at work and found out half of the people who work here own a place in Mexico and rent them. Safe areas? I guess you can ask that to. I asked if the area was quiet. I was told yes very, well it is most of the time-but there are still the parties that go on ALL night and the darn kids that sometime stay out in the street and ride skate boards all night. We still have locks on gates, bars on windows, securtiy locks and bolt locks on doors and window locks. Oh yes we just got a dog. But so far it has been ok.

Im renting a house in Hipodromo area. The maintenance guy that works for the company I rent from told me that they have a vacant apartment in the area of El Paraiso or Las Palmas for 550.00 dont have much details, but if I see him today I will ask him and let you know

Thank you very much... I'm looking to spend around 300 to 350.. it would be nice if someone has heard of something around these areas that I've mentioned befroe for that price..
