I was recently searching for an apartment within walking distance of the San Ysidro border crossing but I have suspended that search until after I find a job in San Diego. In case someone may find the contacts I collected useful, I have listed them below.

General Note(s):
- most of these apartment contacts are from signs in apartment buildings. I only spoke to a few and only briefly, so I do not know how honest, professional, etc. they are, please beware of this.
- some signs were difficult to read, so I am uncertain about some phone numbers, I wish I had taken a telescope.
- this list is not current, but since many of these apartments sit vacant for months, these contacts maybe useful even a few months after they were last confirmed.
- I define the 1st floor as the floor above the ground floor. I did not always make this clear with those I spoke to, so it is possible they considered the ground floor as the 1st floor, etc.
- I am uncertain about the accuracy of this information.
- if anyone finds out any additional information about these contacts or apartments, please feel free to post that information here.

Zona Rio Apts. on NE side of Tijuana River:
- located NE side of Tijuana River within ~ 0.5km x 0.5km area, bordered by Calle General M.M. de Leon, Blvd. Via Rapida Oriente, Blvd. Independencia, and Blvd. Padre Kino.
- about 0.5 - 1 mile from border crossing.
- many buses come through this area.
- main benefit of this area is it being close to the San Ysidro border crossing. It is overpriced and less secure than other areas of Tijuana.
- there is Ley's grocery/department store (similar to Commercial Mexicana) and shopping center with small stores at the intersection of Centario and General M.M. de Leon.
- pharmacy at independencia and centenario.
- bakery near corner of centenario and independencia.
- "... polo ..." fast food restaurant on Padre Kino near Independencia
- good chinese buffet on Calle Josefa Ortiz de Dominguez near Centenario, 70p, cheaper in the evening, awesome selection of fresh fruit, worth price just for that alone.
- close to many of the stores and restaurants along paseo de los heroes across river:
- costco at general m.m. and los heroes.
- mcDonald's at indenpendencia and los heroes.
- calimax at cuauh. norte and los Heroes.
- plaza rio tijuana mall between independencia, los heroes, cuauh. norte, and river. stores include: commercial mexicana, cineopolis, dorian's, sanborn's.

Infonavit Rio apartment complex:
- 41 5-story apartment buildings, ~25 years old, no elevators.
- takes up the entire block bordered by Independencia, Centenario, Gen, M. M., and Padre Kino.
- every floor has two apartments.
- mostly 2br, 1ba. A few are 1 or 3 bedrooms.
- rent around $235 - $300 usd, +$50 if gringo, +$100 if owner is American.
- parking space available but not secure.
- appears to be rented mostly by individuals.
- telnor has dsl available here, no Cablemas.
- sky satellite is available for tv, no internet.
- no security guards, cameras, etc.
- best on the side near Padre Kino near the preschool than near Ley's at Centenario & Gen. M. M.
- in the last 1-2 years the quality of life there has decreased with more drugs and prostitution.

I have been looking for apartments within walking distance of the San Ysidro border crossing.  The best area I've found so far is the Zona Rio area north of the Tijuana River - near Rio Infonavit, New City Condos, Ley's, etc.

I have collected several phone numbers of places I am interested in.  Unfortunately, I don't speak spanish.  I was wondering if someone with a cell phone who speaks spanish would be willing to spend some time with me calling phone numbers and looking at apartments.

I have enjoyed reading this board and have found a lot of very useful information.

I have many questions about the apartments at Rio Infonavit.  I can talk to landlords with apartments for rent here, but I would prefer to talk to other people who have no incentive to be misleading or dishonest.

What options are available here for high-speed internet?

I have read that Cablemas and Telnor are the two main sources of high-speed internet, are both of these available here?

I see many small Sky satellite dishes attached to these apartment buildings, do they offer high-speed internet?

Do these buildings have elevators?

Is it safe to walk from here to the border crossing at night?

Do they have security guards or cameras here?

Are there many gringos that live here?

Has anyone heard of any robberies here?

I have read in this forum that these buildings are about 10 years old which surprised me - from the outside I thought they were much older.  How well constructed are these buildings?  Do tenants encounter many electrical, plumbing, etc. problems?


It would be great if I could communicate with someone who lives here or is familiar with the apartments at Rio Infonavit.
